North Alabama home sales jump 11%

North Alabama’s housing market continued gaining momentum this spring as pending home sales posted double-digit growth compared with last year, according to online reports.

Pending Home Sales Show Continued Buyer Activity

New housing data from the Huntsville Area Association of Realtors showed stronger home sales activity across several north Alabama markets during April.

Local real estate leaders said pending sales increased 11% year over year, signaling that buyers remain active despite higher fuel costs and mortgage rates. In addition, closed sales reached approximately 1,300 transactions while inventory expanded beyond 5,400 homes across the region.

Industry professionals noted that demand has remained steady as buyers continue to show confidence in north Alabama’s long-term growth outlook.

Prices Rise While Inventory Expands

Home prices also continued moving higher across much of the region. In Huntsville, the median home price increased from $330,000 last year to $337,000 in April.

Other markets also reported gains. Median prices climbed to $320,000 in Athens, reached $258,000 in Decatur, and rose to $284,000 in Marshall County.

At the same time, available inventory improved in several areas. Huntsville reported 2,452 homes on the market, while Athens and Marshall County also added listings compared with last year. Therefore, buyers may see more options heading into summer.

Market analysts added that homes continued selling close to asking price, which points to stable pricing conditions across the region.

What the Market Could Mean for Buyers and Sellers

Housing experts expect a busy summer and early fall season across north Alabama. Although mortgage rates remain an important factor, many analysts believe demand will stay supported by regional growth.

Inventory gains may create additional opportunities for buyers. However, continued job growth and population increases could keep competition active for well-priced homes.

Industry leaders also pointed to major economic drivers supporting the region, including U.S. Space Command, Redstone Arsenal, and continued technology expansion across north Alabama.
