Housing market surges with rising prices and sales

North Alabama’s housing market continued to gain momentum in March 2026, with rising home prices and increased sales activity across most counties in the Huntsville area.

Home prices climb across the region

Median home prices increased year over year in several markets. In Huntsville, the median price reached $339,000, up from $327,000 a year ago. Athens saw a larger jump, rising to $343,000 from $310,000 last year.

Meanwhile, Decatur remained the most affordable market, with a median price of $254,000. However, that figure dipped slightly compared to March 2025. In Marshall County, prices rose modestly to $261,000.

As a result, the overall regional market reflects steady price growth, especially in high-demand areas like Huntsville and Athens.

Sales activity shows strong momentum

Home sales increased across most counties compared to February and, in many cases, year over year. Huntsville recorded 646 home sales in March, up from 481 in February. Athens also saw gains, with 217 sales last month.

In addition, pending sales rose significantly, signaling continued demand heading into the spring season. Realtors reported more than 1,190 pending sales in the Huntsville market alone.

Inventory expands but remains competitive

Housing inventory increased in some areas, giving buyers more options. However, supply remains tight in key price ranges. Homes priced above $550,000 face more competition among sellers, while higher-end properties are moving more slowly.

At the same time, homes are staying on the market slightly longer compared to last year, indicating a more balanced market.

Outlook remains mixed but active

Market experts say demand remains strong despite some short-term slowdowns. While external factors briefly impacted buyer activity, agents report renewed interest in recent weeks.

Therefore, the North Alabama housing market is expected to remain active as the spring season continues.
