North Alabama’s housing market continued its strong performance in June, with more homes changing hands and buyer activity increasing across the region. New data from the Huntsville Area Association of Realtors points to steady demand despite higher mortgage rates.
Home Sales Rise Across the Huntsville Region
June became the busiest month of the year for local real estate, with more than 1,500 homes sold across North Alabama.
The Huntsville market led the way, recording a sharp increase in closed sales compared with the same month last year. Athens also posted strong year-over-year growth, while Decatur saw a modest increase. Meanwhile, home sales in Marshall County remained consistent.
In addition, pending sales rose throughout the region, suggesting the market could stay active in the coming months.
Home Prices Remain Stable
Home values continued to hold steady across much of North Alabama.
The median home price in the Huntsville area reached $348,000 in June, reflecting a slight increase from one year earlier. Athens also experienced modest price growth during the same period.
On the other hand, Decatur remained the region’s most affordable market, with median prices below those in Huntsville and Athens. Marshall County also recorded a small year-over-year increase.
Local real estate professionals say the area’s combination of affordability, job growth, and population gains continues to attract both new residents and returning buyers.
Inventory Gives Buyers More Options
Buyers are beginning to see more choices as inventory continues to improve across North Alabama. Even so, well-priced homes are still moving quickly, keeping the market competitive.
Experts say the current conditions create a healthier balance between buyers and sellers than in recent years. Furthermore, steady economic development and continued relocation to the Huntsville area are expected to support housing demand through the remainder of 2026.
While the market has become more balanced, North Alabama continues to stand out as one of the Southeast’s strongest real estate markets.
