A new $400 million mixed-use neighborhood is officially taking shape in Decatur after developers broke ground at the former Decatur Country Club property.
South Brook construction gets underway
According to online reports, Land Innovations recently joined the City of Decatur, the Decatur-Morgan County Chamber of Commerce, and community members to mark the start of construction at South Brook.
The development will transform the former country club site at 2401 Country Club Road SE into a new neighborhood with residential, dining, and outdoor spaces.
The property covers approximately 80 acres and will take shape through several phases.
First phase will add 65 homes
The project follows a long-term development plan that will span about 10 years.
Phase 1 will focus on the north end of the property and include 65 homes. Construction for the first phase is expected to take about three years.
The initial plans feature a mix of housing types, including:
17 manor homes
15 courtyard townhomes
2 duplexes
18 single-family homes
18 cottages
The planned homes will range from approximately 2,156 to 8,085 square feet.
More phases planned for South Brook
Future phases will continue adding residential lots, with each phase expected to include roughly 60 to 70 lots.
The broader development is planned as a mixed-use neighborhood with homes, parks, restaurants, and other community amenities.
An independent architect will oversee the project as construction moves forward. The neighborhood will also have a homeowners association.
Located about 30 minutes from downtown Huntsville, South Brook could become a notable addition to the growing Decatur area as the multi-year development takes shape.
