A new drive-thru coffee shop is one step closer to opening at The Shoppes of Madison. On Thursday, city officials backed a key part of the plan—the drive-thru window.

ToggleZoning change recommended for drive-thru access
The Madison Planning Commission recommended rezoning 0.84 acres of the shopping center across U.S. 72 from Clift Farm. This change would allow Dutch Bros Coffee to include a drive-thru, which the current zoning does not allow. In 2019, the commission approved a similar request for Panera Bread at the same location. Like that case, the drive-thru is not expected to impact parking in a significant way.
Dutch Bros plans first Madison spot
If the City Council approves the plan, this will be the first Dutch Bros Coffee in Madison. The company already operates three stores in the Huntsville area. With the council’s support likely, the location is expected to move forward soon.
Madison Farm project phase 3 gets green light
In addition, the commission approved Phase 3 of the Madison Farm development. This McKinley Homes project will eventually feature 292 homes, commercial areas, and parks. The newly approved phase includes 77 lots—22 townhomes and 55 detached homes—on 29.8 acres.
