Huntsville area home sales rebound in March

Concerns over potential federal job cuts may have slowed the housing market in Huntsville during February, but recent data from ValleyMLS shows a strong rebound in March.

 

March Sales Surge Across Local Counties

 

Sales surged across most local counties, surpassing the levels seen at the same time last year.

 

Strong Market Activity in Huntsville

 

In the Huntsville market, which covers all of Madison County, home sales jumped to 608 in March, compared to 528 in February and 536 in March 2024.

 

Athens and Decatur Markets See Positive Growth

 

Athens, covering Limestone County, saw 187 homes sold, up from 165 in February and 176 in March 2024. Decatur’s market, covering Morgan and Lawrence counties, also experienced a rise in sales, climbing from 82 homes in February to 109 in March.

 

Statewide Trends Reflect Local Strength

 

The increase in sales aligns with a broader statewide trend, as reported by the Alabama Association of Realtors, indicating a positive outlook for the housing market.

 

Stability in Sales Prices Across the Area

 

The median sales price in the Huntsville area remained steady, with modest increases in most areas, providing good news for both buyers and sellers.

 

Sales Prices Hold Steady

 

The median sales price in the Huntsville area remained steady. Last month, it was $327,000, a slight increase from $318,000 in February and $320,000 in March 2024. In Athens, the median price dropped significantly from $375,000 in February to $310,000, but it aligned closely with the $319,000 median from March 2024.

 

Decatur saw a decrease in the median sales price to $255,000 from $267,000 in February, though it was higher than the $243,000 recorded last year. Marshall County’s median price increased to $288,000 from $254,000 in February and $274,000 in March 2024.

 

“Prices are holding steady with modest increases—this is great news for both buyers and sellers,” Curtis said.

 

Wales noted that a lot of first-time buyers have entered the market as rates slightly dipped.

 

Homes in the Huntsville area, including Decatur, are generally priced higher than the rest of the state, where the median sales price is $211,000.

 

Inventory and Market Trends

 

The number of available homes has continued to rise, and so has the average time homes stay on the market.

 

In Huntsville, there were 2,530 homes available in March, up from 1,814 a year ago. The average number of days homes stayed on the market increased to 58, up from 46 in March 2024.

 

In Athens, the number of homes on the market grew to 951, compared to 725 last year. Homes stayed on the market an average of 63 days, up from 41 in March 2024. Decatur saw an increase to 529 homes for sale, compared to 307 last year, with an average of 56 days on the market, up from 49 in 2024.

 

Marshall County had 405 homes on the market, up from 244 a year ago. The average number of days homes stayed on the market was 84, an increase from 45 last year.

 

“The days on market are nearing pre-pandemic levels,” Wales said. “This gives buyers more time to shop, which I think is better for everyone. It removes the urgency and allows for a more relaxed approach.”

 

Curtis agreed, adding, “We’re seeing a shift. Multiple offers and full-price contracts are returning for the most desirable homes across all price points.”
