Despite the extreme cold, construction in the Huntsville area continues to thrive in 2025. By January 21, officials issued 326 permits worth over $121 million across Madison, Limestone, and Morgan counties, according to Southern Exposure Information.

Madison County approved 152 permits totaling $39 million. Huntsville issued 96 permits valued at $35.2 million. Athens followed with 26 permits worth $26 million. Decatur approved 19 permits totaling $12.6 million, and Madison issued 15 permits valued at $7.9 million.
Homebuilders Driving Growth
Homebuilders are a major force behind the surge. Davidson Homes secured 26 permits worth $6.8 million. Lennar Homes received 34 permits valued at $6.5 million. Meritage Homes of Alabama was issued 44 permits totaling $4.3 million.
Signature Pointe Apartments: A Key Project
The Signature Pointe Apartments in Athens stand out as the largest project so far. Edward Rose Associates, a Michigan-based developer, obtained eight permits worth nearly $15 million for the complex at 340 French Farms Blvd. The project includes two buildings valued at $4 million each and two more at $3.2 million each.
The apartments feature one- and two-bedroom units ranging from 735 to 1,081 square feet. Monthly rents range from $1,000 to $1,500. Amenities include a swimming pool, fitness center, community room, remote control garages, and an Amazon-compatible package pickup site.
Edward Rose Associates is also developing two additional apartment complexes. Chase Creek Apartment Homes in northeast Huntsville offers units ranging from 738 to 1,087 square feet, with rents between $1,199 and $1,564. Limestone Creek Apartments in Madison features units from 813 to 1,105 square feet, with rents ranging from $1,009 to $1,391.
Other Notable Projects
Other major projects have gained approval:
- Decatur: A $9.8 million permit for alterations to the Bunge Corporation facility at 1500 Church St. SE. Hubbard & Drake, Inc. is the contractor.
- Madison County: A $9.3 million, 23,740-square-foot addition to Mount Zion Baptist Church at 223 Mount Zion Road. Myrick Gurosly and Associates is the contractor.
- Huntsville: An $8.1 million permit for a new Top of Alabama Regional Council of Governments building at 4976 Corporate Dr. Doster Construction is managing the project.
- Huntsville: A $3.4 million alteration for the Redstone Federal Credit Union at 220 Wynn Dr. RS Alliance Group LLC is overseeing the project.
- Leeman Ferry Rd.: A $1.7 million permit for alterations at 3228 Leeman Ferry Rd., home to Matrix Gym, East Coast Karate, and Rocket City Pickleball Club. College Town Construction, Inc. is the contractor.
- Blue Origin: A $1.5 million alteration permit for its facility at 646 James Record Road SW. Delta Concrete and Industrial Contracting is managing the project.
In total, 15 projects have exceeded $1 million this January, underscoring the Huntsville area’s dynamic construction sector.
