More housing is on the way in two of Huntsville’s fastest-growing communities. The Huntsville Planning Commission recently approved several residential projects to meet rising demand across the city.

ToggleGrowth in Greenbrier Preserve
On April 22, the Commission approved 47 lots for Maple Grove at Greenbrier Preserve, located south of I-565. This marks the first phase in a large-scale development expected to offer moderately priced homes. So far, 269 homes in Greenbrier Preserve have either received final approval or are under construction. The full development plans include more than 1,100 homes.
Greenbrier Preserve sits near major employers such as Mazda Toyota Manufacturing, Polaris, and the Amazon Fulfillment Center. DR Horton is the homebuilder, with Greenbrier Preserve, LLC developing the site and 2 The Point, Inc. handling engineering.
Village of Providence adds more homes
The Planning Commission also approved 84 new homes in the 13th phase of the Village of Providence. This development is west of Providence Main and north of U.S. 72. Homes here typically sell at higher price points, with last year’s average reaching $777,000. MREC Placemakers VOP, LLC is leading the development, and GMC serves as the project engineer.
Providence was the second fastest-growing census tract in the city last year, issuing 665 residential occupancy certificates—trailing only Mooresville.
School impacts and new construction plans
Both new developments are zoned for Providence Elementary School, which is already facing overcrowding. Huntsville City Schools is addressing this by expanding classroom space and planning a new K–8 school in Limestone County. Construction on the new school is expected to start later this year.

The Commission also gave final approval to several other projects:
91 lots in Phase 2 of Promenade at River Landing (Townhouses at Promenade, LLC; ESP Associates)
42 homes in Phase 2 of Highland Hills (DR Horton; Schoel Engineering)
20 homes in Phase 3 of Lyla’s Gate (Enfinger Development; 2 The Point, Inc.)
These new homes reflect Huntsville’s continued population growth and the city’s effort to expand residential options at various price points.
