New Swan Creek Shopping Center coming to Athens

Construction is underway on Swan Creek Shopping Center, a major new retail development planned for Athens, Alabama.

New shopping center coming to Highway 72

According to online reports, crews have started site work for the shopping center off U.S. Highway 72, behind Bojangles, Starbucks and Krystal.

The project will add several well-known retailers to the Athens area. Planned tenants include Hobby Lobby, Academy Sports + Outdoors, HomeGoods, PetSmart and Burlington.

The development received approval from the Athens City Council in December 2025. The project carries an estimated value of about $34 million.

Construction is now underway

The development team has moved into the sitework phase. Recent updates from the project’s developers and contractors show activity already taking place at the future shopping center.

The project comes as Athens continues to add new retail options along the Highway 72 corridor. Once complete, Swan Creek Shopping Center will give shoppers access to several major national brands in one location.

Opening planned for 2027

The current timeline calls for the shopping center to open by late summer 2027.

In addition to the planned stores, the development includes opportunities for additional commercial space. More businesses could join the retail lineup as construction progresses.

For Athens residents, the project will bring a mix of home goods, sporting equipment, pet supplies, apparel and other shopping options to the growing area.
