$1.17 billion in new construction underway across Huntsville

Construction activity across Madison County has surpassed $1.17 billion through the first three quarters of 2026, with residential and commercial projects driving the total.

Residential builders lead construction activity

Madison County issued 2,342 building permits worth about $583.9 million through Sept. 30. Huntsville accounted for 1,568 permits totaling $458.1 million, while Madison issued 349 permits valued at $135.7 million.

Lennar Homes of Alabama led the area with 527 permits totaling $90.4 million. The company is building in Clift Farm, Madison, Meridianville and other North Alabama communities.

Davidson Homes followed with 291 permits worth $75.6 million. Its projects span Huntsville, Madison, Athens, Decatur, Toney, Hartselle, Harvest and surrounding areas.

Other major residential builders include DR Horton, Woodland Homes, Valor Communities and Breland Homes.

Major commercial projects add to the total

Robins & Morton leads commercial construction so far this year with seven permits totaling $75.6 million. Its largest project is the $57 million expansion of the parking deck at Huntsville International Airport.

The airport project will add 1,415 parking spaces, increasing the deck’s capacity by about 60% to more than 3,800 spaces. Construction is expected to take roughly two years.

Robins & Morton is also handling interior work at office space on Rideout Road and an alteration project at Blue Origin’s rocket engine facility on James Record Road.

Downtown and other developments continue

Fite Building Company received 13 permits totaling $26.2 million. One of its projects is a $14 million building at 515 Meridian St. NW that will serve as ServisFirst Bank’s new headquarters.

The company is also working on a $1.6 million building on Memorial Parkway, the Big Spring East Expansion and the second phase of Stadium Commons near Joe Davis Stadium.

The figures do not include projects that began before 2026, meaning the area’s overall construction activity is even larger when ongoing developments are considered.
